Join our fast-growing global sports brand as a Senior Specialist, Real Estate Analysis for EMEA. We are accelerating our portfolio expansion of our own stores globally while also ensuring that the talented teams working in our offices have plenty of space to hire and grow together. In this role, you will ensure every decision is backed by rigorous data, every pro forma is accurate, and the transaction process moves with speed and precision. You will be instrumental in accelerating our portfolio expansion while optimizing our existing office and retail footprint.

Your Mission

Market Research & Strategic Analysis:

  • Create comprehensive real estate analyses to advise the team on retail site selection. This includes generating reports on population growth, purchasing power, tourist traffic, footfall density, and competitor mapping.
  • Go beyond the numbers by analyzing "soft metrics" such as the density of running/fitness communities, proximity to wholesale partners, and brand adjacencies to ensure locations match Ons values.
  • Collect, synthesize, and analyze data from internal partners (E-commerce heatmaps, Sales performance, Marketing activations) and external broker partners to create benchmarks that ensure all real estate decisions are data-driven.

Financial Modeling & Deal Feasibility:

  • Build and maintain detailed real estate financial models in cooperation with Finance, Construction, and Operations.
  • Run scenario planning to stress-test financial assumptions before management approval.

Transaction Management:

  • Draft Letters of Intent for new sites, ensuring all requests from Design and Construction are incorporated.
  • Track the negotiation of terms across multiple concurrent sites. You will monitor milestones, flag delays, and make recommendations for counter-proposals.
  • Support the legal process by acting as the project manager for lease negotiations—gathering inputs from internal stakeholders (Tax, Insurance, Construction, FM) and ensuring external counsel has the necessary commercial terms to proceed.

Portfolio Operations & Workplace:

  • Track office utilization in close collaboration with Finance, Talent, and Workplace teams. You will analyze attendance data to forecast future capacity requirements.
  • Manage the critical path for the existing portfolio, tracking key milestone dates (break options, renewals, indexation).
  • Support ad-hoc lease administration tasks, including onboarding suppliers to the internal payment system, processing invoices, and resolving rent payment issues to maintain positive landlord relationships.

    Your story

    • Bachelor’s degree in Business, Economics, Finance, or Real Estate, preferably with international experience
    • Minimum 4+ years of professional experience in an real estate analytical role (e.g. finance, real estate, strategy), preferably across multiple countries within EMEA
    • Minimum 2+ years of professional experience in an real estate retail analytical role
    • Ability to analyze data efficiently, identify trends, and comfortably form insights
    • You are comfortable with P&L structures, cash flow modeling, and understanding the financial implications of lease terms.
    • Organizational wizard skilled in staying ahead of deadlines, not missing key milestones, and tracking all upcoming deliverables
    • Highly motivated, responsible, capable of working in a self-driven, entrepreneurial environment both within a team and individually
    • Passionate problem solver who enjoys coming up with creative solutions in a fast-paced agile environment
    • Experience working within Google Workplace/Microsoft Office (other data analysis software, like Looker, a bonus)
    • Excellent communication skills, verbal and written
    • Fluent in English - other languages are a plus
