Japan and Korea Development Manager

In short

We are hiring a Retail Project Manager to deliver On’s future DTC retail environments in Japan and Korea. You will be based in our Tokyo or Seoul office, and your expertise in project management, construction systems, financial oversight, and high-design alignment will be critical to all new store openings (and future remodels) in the two markets—with a focus on DTC On Stores, SIS, and POP-UPs—to drive On’s next growth phase.

Your Mission

  • Effectively manage the full cycle of the construction process for new stores in APAC market expansion(focus in Japan and Korea), including project scheduling, cost control, stakeholder coordination, vendor management, lead time, etc

  • Working closely with the PMO, Lead internal and external stakeholders (architects, contractors, suppliers, consultants), especially during the construction period, to achieve overall project objectives

  • Support design and procurement teams: conduct technical evaluations of new suppliers/products, lead price negotiations, and provide required information for tender processes

  • Drive the development and technical improvement of fixtures/elements, with a focus on value engineering, roll-out efficiency, modularity, packaging, and logistics

  • Supervise and develop technical/quality guidelines and manuals. Ensure architectural and experiential design intent is delivered to the highest standards

  • Travel to job sites as needed to ensure on-time, on-budget project delivery

    Your story

    • 8–10 years of experience managing multiple concurrent international retail construction projects (with a focus on the Japan and Korea markets), including bidding and negotiation
    • Highly motivated, with the ability to work independently in an entrepreneurial environment
    • Collaborative team player, capable of engaging with all organisational levels
    • Strong analytical and problem-solving skills, with keen attention to detail and a holistic project perspective
    • Proficiency in architecture-specific design tools (e.g., AutoCAD) and project management software
    • Bachelor’s degree in Architecture, Structural engineering, Civil engineering, or a related field will be advantage
    • Fluent in English (written and verbal); business level of Japanese and/or Korean language skills are a plus

    About the Team

    As a running brand emphasising design and performance, On’s Real Estate Team operates in a fast-paced environment. This dynamic global team leads end-to-end retail development: from market analysis, strategy, and concept design to final delivery, plus facility and maintenance.

    You will own all aspects of store and workspace construction, ensuring projects are delivered on time, on budget, and to the highest design standards. You will also drive innovation and optimise project management processes where possible.

    Together, we will shape the architecture, user experience, and culture of On’s customer-facing spaces. With ambitious, innovative projects in the pipeline, we are seeking our next team star!
