As the Senior Lead - Development Manager, you will be responsible for the end-to-end execution of On’s most complex and high-profile real estate development projects across the APAC. You will leverage your deep expertise in project and construction management to deliver premium, on-brand retail, showroom, and workplace environments. Reporting to the Director, Real Estate Development, APAC, this role critically drives operational excellence and process innovation for the Real Estate Development team, ensuring all projects are completed on time and within budget.

Your Mission

  • Drive the strategic execution of high-priority Real Estate Development projects across the APAC, ensuring every store, showroom, and workplace environment aligns with On's premium design aesthetic and commitment to quality
  • Lead and direct internal and external Development Managers, Consultants, Contractors and Facilities Managers from initial project planning through to final construction completion and turnover to our business partners
  • Apply deep construction management expertise to guarantee all new store openings and remodels are delivered on time and on budget, maintaining the highest standards of workmanship
  • Cultivate and sustain strong cross-functional partnerships, synthesizing diverse stakeholder needs (Design, Retail, Operations) to achieve unified, business-critical outcomes
  • Spearhead the technical development and continuous improvement of fixtures and store elements, focusing on premium quality, roll-out efficiency, and optimizing supply chain logistics
  • Provide subject matter expertise to technical evaluation, leading price negotiations, and managing the bidding processes (calls for tenders) for new suppliers and products
  • Proactively identify underlying issues and root causes within complex projects, delivering unique, scalable solutions to new-to-brand and multi-regional challenges
  • Develop, supervise, and implement technical/quality guidelines and project manuals to standardize best practices and drive operational excellence across the Development team

    Your story

    • You bring 8+ years of progressive functional experience in architecture, construction, or real estate development, with direct involvement from design development through construction administration for retail environments
    • You bring 2+ years of direct people leadership experience, guiding, mentoring, and developing project managers and technical specialists to achieve ambitious project outcomes across multiple regions
    • Skilled at identifying underlying systemic issues, foreseeing where issues may arise, and balancing necessary trade-offs to deliver sustainable, complex solutions
    • Demonstrated comfort in taking complex decisions and challenging the status quo, championing new ideas and unconventional ways to deliver results (Entrepreneurial Innovation)
    • Proven ability to foster open and transparent communication, adeptly synthesizing people and interests from various cross-functional stakeholders to drive alignment and execution
    • You exemplify Grit, remaining calm and composed even in high-pressure, volatile circumstances, swiftly bouncing back from challenges, and maintaining determination to achieve long-term objectives (Grit)
    • You possess a strong appreciation for premium design aesthetic combined with the organizational skills to manage and prioritize multiple concurrent projects and stakeholder expectations
    • You are an excellent communicator. You are fluent in English, with strong written and verbal communication skills. Fluency in another language is an advantage, particularly Spanish and Portuguese.
